Rental Price: €200 per night

1. Booking & Contract

Upon written confirmation by the host (via e-mail, message, or through a booking platform), a binding rental contract is concluded. The guest will receive a booking confirmation.

2. Payment

  • At the time of booking, a deposit of 30% of the total rental amount is due.
  • The remaining balance is payable in cash upon arrival.
  • For short-notice bookings, the full rental amount is due immediately.

3. Arrival & Departure

  • Check-in: from 14:00 (2:00 pm)
  • Check-out: until 11:00 (11:00 am)
  • Deviations are only possible by prior arrangement.

4. Cancellation & Withdrawal

Cancellation conditions are outlined in the separate Cancellation Policy document, which forms part of these Terms & Conditions.

5. Use of the Apartment

  • The accommodation may only be occupied by a maximum of 2 persons as stated in the booking.
  • Pets are only allowed upon prior request and approval.
  • Parties and events are not permitted.
  • The guest agrees to handle the property with care and to immediately report any damages.

6. Liability

  • The guest is liable for damages caused by themselves or their fellow travelers.
  • The host assumes no liability for power or water outages, tropical weather conditions, insects, or other cases of force majeure.
  • The host is not liable for the loss of valuables belonging to the guests.

7. House Rules

The house rules available at the accommodation form an integral part of this rental contract and must be observed.

8. Data Protection

Personal data provided by the guest will only be used for the purpose of handling the booking and will not be passed on to third parties unless legally required.

9. Jurisdiction

The place of jurisdiction is Colombo, Sri Lanka, or the nearest competent court.
